The Rise of Multi-Use Buildings in the Northeast

The Rise of Multi-Use Buildings – And How We’re Helping to Power Their Growth

Over the past several years, much of the Northeast has seen a major uptick in the construction of multi-use and multi-unit buildings. These developments—often featuring multiple floors of modern apartments, shared amenities, and sometimes ground-level retail spaces—are transforming local communities and reshaping the regional construction landscape.

At MEC, we’ve seen this shift firsthand. Our team has taken on an increasing number of large-scale, ground-up electrical projects for these buildings, supporting developers and general contractors as demand continues to grow.

Why These Buildings Are Becoming So Popular

A few key trends are driving the boom:

1. Meeting Housing Demand

With housing shortages across Massachusetts and the broader Northeast, multi-unit apartment buildings are a practical solution. They deliver dozens—sometimes hundreds—of new homes within a single project while making efficient use of limited land.

2. Revitalizing Community Centers

Mixed-use buildings with storefronts, cafés, or service businesses at street level create walkable, vibrant neighborhoods. Town planners increasingly favor this approach because it supports local economies and reduces traffic congestion.

3. Modern Living Expectations

Today’s residents want convenience and amenities. Many new buildings feature:

  • EV-charging infrastructure

  • High-speed internet and smart-home capabilities

  • Fitness centers and community lounges

  • Secure access systems

  • Energy-efficient lighting and building systems

These are all electrical-heavy components requiring careful planning and skilled installation.

Our Role in These Ground-Up Projects

Building from the ground up allows for precise electrical design and integration. Over the past several years, our team has completed multiple multi-use projects throughout the region, providing:

  • Power distribution for multi-floor layouts

  • Wiring for hundreds of units

  • Electrical fit outs for future retail spaces

  • Fire alarm and life-safety system installation

  • EV charging station setups

  • Energy-efficient LED and exterior lighting

  • Generator and backup power solutions

These projects are large, complex, and highly coordinated efforts—and our team takes pride in being the contractor that developers and general contractors can rely on for accuracy, safety, and on-schedule delivery.

A Glance at Our Multi-Use Project Portfolio

We have completed some gorgeous multi-unit buildings and also have a few currently underway in both Massachusetts and New Hampshire.

Nobscot Village is a 158-unit multi-use building with two storefront retail spaces on the first floor. This ground-up project was completed at the beginning of 2025 and had spacious common areas with a beautiful outdoor courtyard in the middle of the structure. Our team was in charge of the electrical and fire alarm portion of the build including an installation of 3000A and 1600A switchboards, comprehensive site lighting & power systems, and a complete turnkey fire alarm/BDA system.

There are two recent condominium projects we were involved in over the New Hampshire border. Sage Portsmouth is a 95-unit condo complex right outside the heart of bustling Portsmouth New Hampshire. This building consists of studios, one-bedroom and two-bedroom units and flaunts a beautiful terrace, modern amenities such as EV charging stations, a pet grooming area, fitness center, and more.

Atkinson Heights is an existing condo complex where we’ve recently performed electrical and teledata work to add two more buildings to the group. Building 3 was completed towards the end of 2025 and Building 2 is expected to fini9sh up around spring of 2026. These buildings were added to the 55+ condo complex community which lies just down the road from the gorgeous Atkinson Country Club.

Our Hyde Park project may take the cake for having the neatest amenities including a pool and golf simulator! This is our largest multi-use project thus far with two buildings consisting of 249 unit’s total. Both teledata and electrical teams are working on this build which is expected to wrap up in early 2026. Located in the Hyde Park area of Boston Massachusetts, this building will be furnished with sleek, modern fixtures and lots of open concept common spaces.

Looking Ahead at the Future of Multi-Unit Construction

As our surrounding communities continue to grow, we expect multi-use and multi-unit developments to remain a major part of the region’s construction activity. Every build comes with unique challenges: large electrical loads, varying tenant layouts, evolving code requirements, and the need for seamless coordination with multiple trades. Because we’ve successfully completed several of these projects, we understand how to anticipate those challenges and build systems that are scalable, reliable, and future-ready. Our team is excited to continue contributing to this growth and helping bring these modern, community-enhancing buildings to life.
